Review Our Cancellation Logic

Because Haven Kukan features an exclusive, whole-house footprint built specifically for large group itineraries, late cancellations heavily restrict our availability timeline. Refund thresholds are strictly computed based on Japan Standard Time (JST):

  • Standard Window (30+ Days): Guests who cancel their reservation at least 30 full days before the designated check-in date will receive a 100% refund of the total booking capital.
  • Pro-Rata Window (14 to 30 Days): Cancellations submitted between 14 and 30 days prior to your arrival block will receive a 50% refund of the total reservation balance. The remaining 50% is retained to cover immediate vacancy displacement costs.
  • Locked-In Window (Less than 14 Days): Cancellations made under 14 days from check-in are completely non-refundable. No refunds, dynamic modifications, or date shifts can be accommodated within this block.
  • Travel Delays & Exemptions: Our cancellation logic is applied uniformly regardless of external complications, including international flight changes, missed transit links, visa delays, family medical issues, or sudden work scheduling shifts. We strongly mandate that traveling groups purchase independent travel insurance.
*Note: In extreme situations where local authorities issue official red warnings, severe typhoons, or major earthquakes that directly result in the absolute suspension of the local JR Osaka Loop Line railway infrastructure, Haven Kukan will evaluate exceptions on a case-by-case basis.
